Where to move?

I met a fella at the range recently, 82 years old btw.. anyway he mentioned a friend of friend came from Texas and bought 127,000 acres somewhere here in Montana’ I have know idea what that size of ranch would look like but holy crap!! That’s a load of fence wire and post to run..o_Oo_O
 
Dan, it would be a $6-7 million property at least.
I just looked up my friends houses. all in the 14-15 range. there is one municipality (high end) inside Dallas where the taxes are 20K and up
Jesus. There's a disconnect with the average American if I ever saw one.

. when you buy a house in dallas, the purchase price gets recorded and your taxes go up accordingly. people cant afford to sell their house and move to another house in the same area. a few years ago one buddy got stuck with a 40K property tax bill. he was glad to sell his house in the middle of a divorce.

Could very well be all the Plum Creek- Weyerhaeuser land west of Kalispell down Hubbard dam road and Thompson River Rd. I know somebody from Texas bought a crap load there recently.
I dont even know if there's half of the old Plum Creek million acres left, I believe last I looked it was down to 400,00 acres that wasn't sold off.

And guys are complaining about the price of reloading components. My God.

Folks like that can't possibly understand living on a $100K/year or less.

Another 10 years and all states will be as bad as NY and Cali if we don't take a stand. Is everybody that shoots going to move out of NY? Or any other state when they make more firearms restrictions. I am surprised shots haven't been fired already. Maybe they should just legalize pot to numb everybody's brain and calm them down when they tax and take away rights. I am just wondering what I am going to do when it happens here in MN.

Update: In both 2014 and 2015 I travelled west with my family, camping in the I states, SD, WY, CO, Ok, Kansas, TN, and had a blast. As a result, my daughter moved to OK, went to college, got married, and we have two grandkids there. In 2017 my son moved to Canon City Co where he has served a local ministry until just two months ago and is now working for a local cabinet installer, and is engaged. In 2016 my mother in PA became ill. I spent a few months travling 800 miles round trip to help her, but eventually I had to move to PA to care for her. My kids came with me while wife remained in NY for 4 more years till she retired. Mom passed three years ago just after the Covid thing started. We remain now in PA, near Pittsburgh. My last kiddo is still iving with us and getting her MAsters degree. I married off the youngest daughter July 1.

I like my house. (I inherited it..now in the family since 1965). I love my reloading room, gun vault. I like that I can hit a public range 5 miles away any time, but its only 100 yards.
The hunting is meh...but I am pretty busy so I don't get out much anyhow. In regard to the weather...let me just nicely mention that Pittsburghers whine whine whine about how terrible the weather is...and they are delusional. Obviously never really saw snow, much less 220 inches in a year. So I am ok with 3 more months of spring and fall combined than what I was used to.

But, here is the rub: PA gave us Fetterman, and we are now only 10 years behind the complete insanity that has overtaken NY in the last three years. At one point I said PA was 20 years behind, but now we are catching up fast, despite NY pitching hard and fast WAY left. I though Cuomo was nuts..that Gov, Hochul is a peach huh?
So PA now has general taxes higher than NY, driving on the turnpike across the state costs you almost a hunnert, did I mention Fetterman? and we are legalizing pot, have gas taxes up the wazoo and voted for Biden (allegedly). I have also discovered that the PA Game Commission takes its cue from the Amish...more silly rules than one can imagine. Who thinks it important to protect the common pigeon? Who? Really...and chipmunks? I think I need to tighten my belt and suspenders and put on my Amish (blaze orange) hat!

I plan to do ten more years here and then move west. Gotta get my second retirement income coming in!

We are not all rich. I put out a beggars plea for some 30 Herrett dies, cheap. A guy here reached out and saved my bacon offering a price that could never be refused. And let's just say it was about all I could afford for "new" stuff right now. Combined me and the bride barely break 100K a year working AND collecting pensions. But money envy just isn't my thing. Just cause someone can pay 50K in taxes doesn't make them a jerk, or for that matter a bad person. God bless em! I just keep in mind that Jesus said "there will always be the poor among you". He was talking about ME!

I have to say that I spent 50 years building houses for people with a lot more money than I’ll ever have, some were affluent some not but in all those years I never once thought that they were better than I or counted their money or felt they were better parents or felt my kids couldn’t hang with their kids.
Every one here has value and positive input to share, please don’t feel as you don’t belong.
 
Well, Property taxes are on the ballot in Texas in November. The house and Senate approved a pretty nice drop in our property taxes, but it has to be voted on. . Mentioned before on this forum is that you can qualify for property tax deferment until your property is sold. Our state has several billion put away, but I think they are working on a big raise for our teachers in a special session in October. Our club shooting range is 15 minutes away and is $150 a year as I remember. I'm old and no longer have to pay. We live in Poetry and it is rural, but only 15-20 minutes to 3 cities if you want to go to them. Several great hospital facilities or from 15 minutes to 30 minutes.
Yes it is hot and dry this summer, but we are not rationing water or any electrical roll outs.
There are several ways to lower your property taxes, get a couple cows, sheep, catfish pond, grow hay, or lease your pasture and you can get an ag exemption to greatly lower your taxes.
any letup in property taxes will be temporary in texas. it is a different form of income tax.
 
Yes, I think PA is the state to consider if someone is from the NE and does not want to bust a major move.

I have considered Boise myself. The only thing that has kept me from doing a scouting trip is the understand there is like zero employment opportunities there right now. At least that is what I have been hearing. Also water can be an issue.

Posts 32-36 or so recommended PA and I moved back here after being in East TN, North of Denver, Co, and Texas.

I'm Bradford county, about 45 min from NY border and your dollar goes A LONG WAY here. It's very sparse here. Most homes are selling from the Mid $150s if you like the older colonial farmhouse look which WILL require renovation. There is very little new building going on for homes though. Land will bite a little bit as we have the Marcellus natural gas which boomed in 2010 or so.

Most bars/restaurants have good specials where you can eat a decent meal for under $17 if you stay away from the booze. Mugs of Yuengling...$1.60...pints $3.

You're an hour drive to the Scranton Airport and we have decent flyfishing, amazing smallmouth on the Susquehanna, and a damn good walleye bite at certain times.

Woodchucks are prevalent enough that farmers let you shoot them if you ask....but if you see me in the field, come say hi. Lots of great smiths as some have mentioned before

Sales tax is 6%, property tax scales decently, plenty of opportunity if you want to work at something.

Weather is 4 distinct seasons. Snow scales from 20" a year to 40" in the big years. We do get nor'easters though that can drop 30" in a storm but they are rare.
 
Snert, I never pay attention to folks with or with out money, I pay attention to how folks act. Someone that is not happy with what they have will never be happy with more. As long as the basic needs are covered any thing more is just gravy. Hell, I had a pleasant conversation with my bank a few weeks ago while on speaker phone. The nice lady explained to me that my account had been "Depleted" after my last check.. What a charming way to put it.. lol..There is more to the story, but I laughed when she said that..
 
I've read only the beginning and end of this thread and thought I would offer info on property taxes in Phoenix, AZ.. I've been here 63 years (of 79) and love it here, but for the heat...BUT...one never has to shovel that!

My four-bedroom house built in 1958 is worth about $600K, and I pay about $7K in property taxes, or about 1% of current value.. The state-and-city salestax rate is 8.6%. The state income taxes end up being around one-sixth of the federal amount.

NO ONE could pay me enough to move back into the rustbelt; I'm FROM--FAR from!--Minnesota.

I did not intend to stir up so much shit. Missouri is a great place to live.
 
I live in Tucson and this heat keeps getting worse year after year. I think aways northeast of Phoenix and northwest towards Flagstaff would be pretty nice with bearable summer temps and trees. You can shoot, hike, fish, offroad buggies/bikes and find some peaceful dirt.

My friends are on an eighty-five day fiftieth wedding anniversary trip and their favorite State so far is Utah and they've lived here, in Tucson, their entire life. A lot of what applies to AZ applies to Utah with a more bearable climate. So they're telling me. They're in SD right now.

All States have pluses and minuses. You'll know the right one when you experience it firsthand. Take a year in a fifth wheel trailer and go traveling would be a suggestion, if it's doable.

I’ve worked/lived in a lot of places around the country, still in SC. I’ve worked all over the state, there are a lot of nice places to live here. There are a LOT of people moving to this state. It’s putting a lot of strain on the systems. The roads are getting worse, hard to own a nice car without worrying about potholes. Think pickup truck. A lot of rivers and lakes.

If your kids are school age, let that influence you also. There are really good and really bad schools. Counties with really good ones are crowding up. A lot of wells and septic tanks, another cost to be aware of.

Housing and land prices aren’t getting cheaper. Taxes are what they are, but not bad. Fuel prices are low compared to other state. Saw regular gas for $3.24 Saturday, this county. $3.49 another county. Longest deer season in the US. Five or six a year, can buy additional doe tags. Can hunt coyote year round. Feral hogs. Long Canada goose season, with a lot of non migrating birds.

Figure how far you’re willing to drive to get to whatever stores you need to go to. Stores seem to be in clumps and pockets. Some communities don’t have grocery stores, hardware, etc. many do.

There are drugs and theft problems, there are certain areas where they are higher. I see, at times, places were there are a lot of “meth mouths”. There are places in the state where I wouldn’t care to live. Some of this has to do with an unemployed demographic. Can’t work, won’t work, not educated enough to work, call it what you will. Some people are good people but poor, some are bad people but poor, about like anywhere else.
 
IOWA SUCKS don't come here. Too cold, too hot, too humid, bugs are terrible, and then the locusts come. But the worst part is the conservatives. They're controlling the State Government and forcing us to pay a flat tax....woe is me....
