Where to move?

Steve, unreal, I just looked at where you live and thats where I was raised, my sister lives in Woodbury, and my nephew lives in West Deptford! Dad lives in Mantua.

Im working at heading for Middle Tenn. I grew up in rural South Canada ( NorthDakota) and was so used to wide open spaces with plenty of room for just about everything you could imagine. Population was only 600,000 folks in the WHOLE state.
Moved to Memphis TN in 07. Dont really care for Memphis all that much as the crime is pretty high even though I have never had a problem. just too many darn people for me. I have made some life long friends there however and really dont have any outside of the local shooting club oddly enough. I can tell you this... Middle TN and East TN have some of the nicest folks I have ever met in the country. I have driven all across the USA shooting and really really like middle TN.
Im in the search for some acrage in that area. I was really hoping to get a few LIKE minded shooters to move close buy... Almost like a little Golfing Community. Would be nice to know my Neighbors are in to the same types of hobbies and beliefs.
Like you Snert. I have a need to go out my back door and test and shoot. Just what Im looking to do.

Russ,

I grew up in Mt Juliet, TN, east of Nashville, when it was the country. We hunted or fished almost every day. It was a great place to grow up. Now, the place has exploded and is too densely populated.

Somewhere in or close to the I-40/I-24/I-75 triangle is pretty much where I'm headed after my kids get their under graduate degrees out of the way.

To start exploring the area, I'd suggest that you drive east on 40 to the Lebanon/Sparta Pike/Watertown exit and head south.

Lots of land in there. Mostly not good farming, so land isn't high.

You would be between Old Hickory Lake, Percy Priest Lake, Center Hill Lake and Cordell Hull Lake. All provide excellent fishing of one kind or another.

Lots of deer and turkey. Unfortunately, the duck flyway appears to have moved west. Still good hunting at times, though.

It isn't far to the benchrest range at Gallatin, Auburn, Ky, or the east TN ranges. Also not far to the AEDC range in Tullahoma.

If that one doesn't do it for you, go one or two more exits east and repeat. You could do the same drill down 24. You'd need to get beyond Murfreesboro to start. The Boro has exploded, too, since I left back in the late 80's.

Texas is a good place to live, no state income tax, nice people and a variety of climates / environments to choose from. Schools are pretty good, but traffic in the big city stinks, good shopping, and meets most women's needs. Plus you can be in Mexico in less than 2 hours from most of the state by plane. Hot in the summer if you buy a home get a pool!

Gentlemen,

I showed my post to the bride and she read thru all the posts. You have all, with one very minor exception, acquitted yourselves and shooters as a whole, with your intelligent, respectful, helpful responses. She just smiled, and I thought to myself, "It is true that amongst shooters, there is a fine group of folk."

I will be sending some PM's in an effort to speak further about the information you posted. I am considering a road trip this summer unless some God-ordained job offer pops up that precludes scouting. My family wants me to get a pop-up and just wander a bit this summer. Maybe we will....and if so Tennessee, Texas, Idaho are possibly on the map and within finances.

Any of you planning on being at the NRA convention? I am considering going and would be happy to buy dinner in exchange for visiting and talking.

Snert

Mr. Parker, I would like feedback from Tennessee if you wouldn't mind..I have thought of a few states and that keeps popping up on my list, It would be much appreciated..Carry on and have a good road trip..

I want to revive this thread. I think most of the members on this site have a pretty good head on their shoulders to give input. Been looking to buy 25 acres with a small house maybe.
The cheapest places to buy in approx. order are
W. Va
Mississippi
Oklahoma
Arkansas
Louisiana
Michigan
Kentucky
Tennessee
Iowa
Missouri
I think hedge funds are buying up everything in sight in Michigan. It reminds me of them buying a lot of single family homes the last few years. Pricing out the small families. It irritates me. Prices in TX have gone silly. So Texas used to be pretty cheap but Elon businesses have caused prices to skyrocket in So. Texas.

All of the recommendations found for Texas and Florida, and any other State that has low or no income tax will have increased property values/prices as folks escaping high cost states look for freedom. Low and no income tax is many times supplemented by consumption (sales) tax, and/or higher property taxes. There are states that spend their collected revenue in a reasonable manner, and some that don't. Research wisely, before making that change. Job opportunities are another area to take into consideration, also.

My parents moved to northeast GA after they retired. They were born in East Tennessee, but choose the GA place, maybe because they wanted to avoid the family and they're sometimes bickering. The house and property, my brother and I now own is in Blairsville GA. I picked up a car in Johnson City (where I was born) and the Enterprise Rent A car guy told me the best trout fishing on the east coast is Copper's Creek. Near as I can tell the parents place is one of the closest houses to Cooper's Creek. We have been working on the place and I kinda like the town. Its at 2800 feet ASL and the temp is always about 10 degrees cooler than Atlanta. Shooting at oak ridge would be doable, and I in my younger years had a bunch of people that would let me shoot ground hogs on their property.

Yeah, I have friends whose property taxes are 50K. You are right on the money about TX and no income tax. 8.25% sales tax and sky high property tax.

I think the Michigan Minnesota angle is fast being bought up in advance of folks moving N. to escape any possible increase in summer heat. Not looking for a discussion of global warming or debate. I am looking for a place to shoot 400-500 yards off my back porch, with water and electricity. Shooting ranges in N. Texas suck. Takes half a morning to pack up, one hour of shooting, two hours to pack up and get back home at least. Very poor use of time, and I have chosen not to do it the last several years.

Minnesota and Michigan have turned liberal.
Anti gun laws are happening everyday.
Property taxes aren't cheap either.
The prices of homes in the midwest are cheaper, but the property taxes are horrible.
They keep raising them to pay for the liberal agendas.
Land isn't cheap anywhere anymore.
Move to the climate and area you want.

I’m in Arizona, rural living near the White Mountains. Property tax is high, I run a couple head of cattle so we can pay agricultural rates which is a very big savings. Property prices, land prices and the cost living has risen greatly. We still have gun friendly laws but the state is growing at a very fast rate and things are changing in the political and quality of life horizon. You can still find land cheap if you’re willing to live an hour or two from town and like sage brush and sandstone.

Well, Property taxes are on the ballot in Texas in November. The house and Senate approved a pretty nice drop in our property taxes, but it has to be voted on. . Mentioned before on this forum is that you can qualify for property tax deferment until your property is sold. Our state has several billion put away, but I think they are working on a big raise for our teachers in a special session in October. Our club shooting range is 15 minutes away and is $150 a year as I remember. I'm old and no longer have to pay. We live in Poetry and it is rural, but only 15-20 minutes to 3 cities if you want to go to them. Several great hospital facilities or from 15 minutes to 30 minutes.
Yes it is hot and dry this summer, but we are not rationing water or any electrical roll outs.
There are several ways to lower your property taxes, get a couple cows, sheep, catfish pond, grow hay, or lease your pasture and you can get an ag exemption to greatly lower your taxes.
