I would start with a call to Pima County offices and see what they have to say.
I know of someone operating as a gun smith in Tucson out of his own house.
Just keep things cool with the neighbours and not have folks parking in driveways or taking up spaces in front of their house if parking is limited.
All that and not displaying firearms, ie. cased up before going to and from your residence.
Nothing makes the neighbours more nervous than the thought of a “Gun Nut” next door…
Also wondering if the local gun shops get/are able to comment to the ATF in regards to someone competing against them that does not have the expense of a retail store?

Well I a am careful never to let them see my activities now. There will be no outside my home advertisements. People coming to my home will be instructed how to park beforehand. Pretty much the same things I already do,

For those of you that have one, how did the application process go? Thinking about one of my own. Internet sales, gun show, the occasional appointment.

I have been 07/02 for almost 20 years, both with a store front & out of my barn/farm. When I bought the real estate, I moved my license out here, I do not miss a store front. I only deal with about half a dozen guys now, mostly doing repairs.
