Forum boss , regarding deleted post

It was not a real estate sale . My uncle has passed away and he lived and run the hunt camp ( family hunt camp ) now I’m the oldest and live in Florida . I’m considering moving to NY ( where the 420+ acres are ) and want to get feed back from members . Nothing being sold , traded or profit being made . I want to get an idea of how many near the area in NY need a long range and if others know of other ranges in the area . Life changes are not easy and since this forum is the only active forum I’m on , I thought they could shed some light on the shooting needs in that area .
Sorry If I broke any rules . Generally I only post answers raised by other members . This is the way the search function shows to contact you . Please delete if not appropriate.
PS . I can see in retrospect your thoughts on the post . I listed the the homes as possible sleeping areas for week long events . Similar to Bob Harts / Dr Lou Palmassinos range in Walwapen Pa .

Do you know how much land he owned ?
Our farm has a couple of good things going for it . First is its layout and borders state land , second is the small valley and hill , third is the fact my uncle loved big tractors and equipment. We have a D-8 JD , a large excavator , a couple backhoes .
All I can do is try , hopefully before I decide to move to lovely NY .
I wish I knew more. It showed up as a short news story when proposed and another short story when it was squashed. The town was generally rural, nothing close to approaching suburbia.

well i understand the camp has sentimental value but why would any shooter ever move to NY.

Hello Ggmac , I grew up in Ducthess county its a beautiful part of NY. I left there in 1978 and I will not go back although i do miss the area. You might have problems with your project with the new anti gun politics. Good luck to you Sir.

I left NY State for good in the spring of 1970, though my wife and I visited the in laws regularly until they passed away around 2000, and the (anti) gun laws were bad enough in 1970. Especially based on their approach to gun ownership now, you couldn't pay me enough to go back. As much as it may hurt to do so, my recommendation would be to sell your father's place and stay where you are. As you are already finding out, gun ownership in NY State is a pretty unpleasant adventure, and I expect anything to do with establishing a range will be even more so. It is not a friendly place, politically, for gun or range ownership, and it probably won't get any better. Just one man's opinion, but, family interests not withstanding, we recommend avoiding NY State like the plague if you are a gun owner and have a choice. Hope it all works out for you in the end, whatever path you choose.

Thank you . This information is very helpful. I will contact him today .

Perhaps another suggestion to ponder-If--If you don't foresee the need to monetize the land in your lifetime and want to keep it for future generations you could look at some arrangement to place the land in a conservation trust for a defined period of time and if I understand it correctly you maintain control and ownership of the land but receive greatly reduced tax assessments. I am in Va. and although my home is on a smaller acreage and of no real value to be placed into a trust most all of my neighbors with large holdings (ranging from 100 to 8000 acres) have opted this route. My immediate neighbor has a bit over 400 acres in a trust with a 50 year easement. He raises cattle on the land and is not crushed by the local taxes.
I have NO affiliation with or to any group - just a thought for you to consider.

As others have opined, no way in hell would I venture or move into NY with the present set of laws, politicians or mindset they currently have.

Gary

DO YOUR HOMEWORK Before you consider NYS, do a search of the SAFE Act and the Handgun laws, permits are handled by the individual county sheriff dept. Property taxes on 420+ acres will be substantial. Rural land is being assessed around $1000 per acre. NY is ad valorem, assessed at the value, not what you paid DO YOUR HOMEWORK A new rifle range, you better check the zoning ordinance. Did I say, DO YOUR HOMEWORK All laws in NYS are made by 5 counties in the southeast part of the state, read that NYC.

There is a new range in the Alfred, NY area, I hear they may go to 1000 yards.

IF I WAS NOT 80 AND HAVE FAMILY HERE, I WOULD BE LONG GONE FROM NYS

Hey Gary: I had a house in NY. It was on a lake in the Catskills, where my grandfather had his boat business. He built the house and I spent a LOT of time growing up there.
So much history with my family and my formative years. I let it go. I have my memories.
I visited a couple years ago and confirmed my decision was correct. It had changed completely!
I’d suggest selling it and….(of course;)) ….buying some land in Texas. Come on over and we’ll have some fun together!
Josh
PS: I’ll put you up while you look around. I love it. It’s a whole different world than New York. Moving to NY would be like moving to Russia.

I’m shocked by the dumb laws . I guess I’ve been spoiled living in Florida.
Josh , thanks for the offer , we may keep it the hunt camp for a few years . Its only 45-50 miles from Pennsylvanias border which has much better gun laws .
My cousin retires in 2 years , it’ll become his choice . Maybe ...

Taxes would be super high on the farm prolly, but you can sale part of the farm keep your favorite part, I'm sure land prices in Ny state are 12 to 20K an acre or higher.. keep 50 acres zone the land for farming only, built houses only...5 million bucks or more...but it sure would be nice to walk out the backdoor and sling lead whenever u please.and have privacy..hope everything works out for you

Thank you . One thing going forthe farm , well , they found natural gas . Alot of it . So the gas checks easily pay the taxes , I basically need a caretaker of the place if not me .
Kinda like the beverly hillbilly s , they moved to California ( from Texas , I think ) and well maybe me to New York. What two otherstates could be as bad .

......... What two other states could be as bad .
And that's exactly why I recommended that you continue living where you are, lol.

The presence of large quantities of natural gas do make it easier to keep ownership of the place, and also make it financially possible to deal with that ownership without ever relocating to NY State. I was definitely serious when I stated that no one could pay me enough to live there again, given their gun laws (and other policies), but the natural gas does make it possible to conduct business without actually relocating, which is a big plus. Were it not for the natural gas, I would definitely sell the place, as has already been suggested.

Yahoo! Good for you! Do you know that you can sell the land and still keep the “mineral rights”? You can. It’s done all the time in the oil and gas business. Basically, you sell the top 100 foot layer and keep ownership of everything underneath with easement rights to access it. My wife inherited a bunch mineral rights deeds and has run the “family oil and gas business” for 40 years. Let me know if you want to talk about what to do.

Just make sure you hire a reputable law firm that specializes in mineral rights. Many a man and his minerals have been involuntarily parted.

No way I'd risk a lot of time and money to build a rifle range in a crazy progressive anti-gun state like NY. Even if you get it done, the political headwinds will always be in your face. I'd be tempted to keep the gas rights and let someone else worry about what's on top.

Land sale is a way off . Its in the will that the family keeps the mineral rights .
Thank you . I’ve been busier than a one armed paper hanger , a saying my grandfather said often , hopefully soon I’ll be able to process all this .
