We are sitting on NG also, but with the green attitude, it is worthless and is going to get more worthless. NG is a fossil fuel! NYS is going to outlaw gas cookstoves. Can't get a building permit if you are using NG for heat.

This was done 20 plus yrs ago , ng was part of a huge reserve , we have stock in and have been receiving over $1200/share for as many years . I dont know all the details , but it wasnt my job , I guess I’ll keep my mouth shut and just keep cashing the $ $ $ . Thinking back 20-25 yrs , didn’t NY sue to stop fracking ?

Didnt they give you an option to buy into the reserve, or something like that ? Did you own the mineral rights to begin with ? All the current buildings on the property except the farm house is off grid . Solar , pellet stove , wood burning stoves and of course fireplaces . No wi fi , no connection but on and off one bar cell phone . Cb radios are still used between barns and homes or frs radios . Landlines are for neighbors.

I’m shocked by the dumb laws . I guess I’ve been spoiled living in Florida.
Josh , thanks for the offer , we may keep it the hunt camp for a few years . Its only 45-50 miles from Pennsylvanias border which has much better gun laws .
My cousin retires in 2 years , it’ll become his choice . Maybe ...
It works the other way around. My brother just left PA for Florida a couple of months ago. He's in the process of selling every last acre he owns in PA. He said he can no longer justify living in a state with such high taxes and left wing politicians ruining everything. He is/was mostly in Erie County, but like so many places, the "tail wags the dog". The large population centers elect the politicians and make the rules. Said he's had all the 'winter' he can stand for the rest of his life, too.

This thread , these guys I’ve grown to respect and trust , have opened my eyes and saved me bunches in having attorneys do basic research. I still need the attorney but for more specific questions. I think I’ll be staying down here and we ( family ) will continue to have the hunt camp and good old friends telling hunting stories around the fireplace.

Troubling thing is these laws and restrictions will eventually overtake the entire nation. It's not a matter of if, only when.

Agreed! I’ll express my ignorance of drilling rights first, then ask what prevents a company from drilling horizontally (as is commonly done in fracking wells) from one state into another where fracking is not allowed?

I dont know . What I remember, was that they leased land from many in the area . The had 6 or 8 wells on our property, they knew beforehand where the ng should be , they found it . It covers 2-3 counties, anyone that still owned their mineral rights were allowed to purchase (?) shares in the reserve based on your acreage . Some residents sold their mineral rights off before the wells were dug , again the oil company knew were it should be , and those needing money sold early . Remember were talking smal farming community being taxed to hell .
Thats all I can remember.
 
I know a guy who bought a rural property and didn't understand mineral rights. There was an old, defunct well for oil IIRC that had been ignored for a couple of decades. He hired a friend of his to clean out a pond on the property and somehow the well or some of the associated piping got damaged.
Turned out an oil company owned the mineral rights and it turned into a huge problem. I think the guy who was cleaning the pond took the brunt of the hit, bankrupt his company or something very similar. It was a huge bill. Hundreds of thousands over a defunct well. Luckily it was set up as a LLC or it would have been much worse. Still a problem I filed away for future reference in case it ever came up in my personal dealings.
Considered buying a property around the same time that had some screwy Federal Wetlands Conservation easement on it. After a bit of research into the possible implications of that I lost all interest REAL quick.
Buyer beware in all circumstances. Things can turn ugly in an instant.

Wholeheartedly agree with the above. Running away doesn’t work. It’s only a matter of time until it comes to the state where you ran to.
