My new range is done

It's called POLITICS!! Did you talk with/get permission from the other landowner prior to crossing his property?? If not...that might have helped your situation! It's called LIABILITY; the other guy may not know you from Adams Allfox so unless you had prior permission or an understanding with your neighbor....kind of makes sense as to the actions taken! Suits and lawyers go together!!
 
Makes no sense. There must be another way to get on your buddies property with the range. Thats your buddies property and range. How can somebody gate off somebody elses property. Only a jerk wouldnt let somebody cross his property to get to theirs. I have lots of family and friends that are all in the farming business and have thousands of acres of ground with fields and timber. None of them would gate somebody off to their property. I have timber on my property and in the timber there is 4 wheeler trails. The deer actually run these trails. I know and have seen local kids ride their 4 wheelers on my ground. I actually like it because they keep the trails bare. As long as they dont steal my trail cams or mess with my tree stands I dont care if they ride on my ground. Ether there is more to your story and you guys pissed the other land owner off some how or the other land owner is just simply a jerk. Please give us details to this situation. Some land owner gating off somebody elses land is not enough.
 
Two words for you........Prescriptive Easement. Look into it. It is where you have been driving on private property to get to your property. I know that it seems like trespassing, but if you have been driving on a private road to get to your property for 5 or more consecutive years...... You now have what is called a prescriptive easement. The courts will recognize this and make it legal. Obviously, it is slightly more complex than that....... but that is what you have in a nutshell.

Does the other land owner, your buddy, have any say about that?
 
My friends have apparently thrown me under the bus and appear to be blaming me for their problems with their vindictive neighbors.

I have decided to cut ALL loses, feel good about my accomplishment, despite the sabotage and move on. I just want to shoot.

Sorry to hear that. Somewhere in the past this landlocked property was sold and the right to access the property was and is still there. It is illegal to lock someone out of their property if you control the access. It's not just your access your buddy is quitting on, its his too. What a shame. I have nothing to do with this but it pi55es me off just to think about it.

If you are in Texas you DO NOT have the right to cross his property. If you are land locked that is just tough. About 10 years ago several of us went through a long court case of being locked out of our property that had been in the family since 1917. The court ruled against us. Long story short, we ended up BUYING access across another parcel of property. Just because you and your family may have been using that access for almost 100 years it doesn't matter.
 
I would have definitely been checking into deeded access. It's a shame your friends have let themselves get locked out of their own property. Why are they blaming you? Didn't they give you permission to pour the concrete and be there? It seems they didn't put much thought into this at all. I understand, them being city folks and all.
