A big 5.9% increase in SS

One "Key" issue is to,.. PAY OFF,.. your Primary Residence !
Strive to, do that, as IT's,.. a Big Deal !
15 year, loan, maybe ?

Why? A mortgage are cheap money. Your home's value should appreciate at the same rate whether it's mortgaged or not, so why not use the capital elsewhere?

I want to keep as big of a mortgage as possible while avoiding PMI. To me, a mortgage is a wealth building tool. I don't strive for the "I'm debt free" thing that Dave Ramsey professes.

@ rijdael,..
Personally, I'm some what "Leveraged" myself and have done serious Financial Planning ( I can write, a Check to cover, the Balance of, my Mortgage ) I have let, my ETF and CEF, Dividends, Compound for Years,..
But not, ALL people can feel "comfortable",.. doing so.

"Debt is Dumb, and Cash is King" :)

With inflation being rampant, interest rates being low, your strategy probably makes alot of sense.

Very blessed and fortunate here to own everything I have including my home that I cherish. I absolutely love and have always strived to be debt-free. At least when I reach in my pocket and get a quarter out I know it’s mine although it’s only worth $.18 now.

I am Armenian and used to live in Iran. Iran, just like America used to be an excellent place ti live. We migrated to America for a better life and over the last 10-20 years I see America headed towards the same condition as is Iran.

Some American are stupid and don't see what is coming and don't stand up for what America used to be.

The mullahs of Iran have majority if the money. It is the same here.

In Iran mullahs and the country is corrupt vs in America the government is corrupt but in a legal way.
Except America’s Governmental corruption is not legal. But the law is enforced in a very selective and biased manner. This is inherent in all governmental corruption.

No wait the rich are going to pay for this. Ive been hearing this since i was a teenager. Ive never seen it yet but they keep saying that the rich are going to pay their fair share.
The politicians keep saying "fair share" but Nome will say what the "fair share" is????

And IN, a Low Cost,.. "Retirement friendly, State", hopefully !
You are correct.... This is some damn good advice.... Once you pay off your house you have a bunch of money around monthly.... I just recently payed off my house and that payment goes into an account which pays all the taxes and insurance etc.... Plus you have some leftover.... My only thing I have now is my land payment and the payment to the hospital having a heart attack and then a stent failure in a little over a year is expensive... Basically two heart attacks in 14 month.... Just the helicopter ride the first time was roughly $58,000 and the wonderful insurance will pay about$12,000 of it...

Exactly what is the "fair share"?
I have friends that are very wealthy, couple of private jets, properties all over, etc... How much should they pay? 50% 60%, more?
The people that have LOTS of money are what keep the country going. They spend their money on lots of stuff that in turn gives the rest of us jobs. They already pay far more than the people with less. Its easy to divide people by vilifying the "rich", but in the end it goes nowhere. Almost all of the people in the ruling class clamoring for the rich to pay their "fair share" ARE the rich. If they want the rich to pay more, they can simply write a bigger check to the treasury, but they don't. The reality is that the ruling class in this country are NOT on your side, they want you to stay poor while they profit from your misery.
There is a BIG difference between the ruling class and the rich. Most ruling class are rich, but not all rich are ruling class.
