I forgot to list another common problem that will cause a garage door to close then open back up immediately.

Many garage door openers use a chain or belt drive track follower to operate the door. There is a switch at the front or door side of the track that that tells the controller that the door has closed. Many of these switches are simple brass blades that are allowed to touch each other, closing a circuit that turns off the motor.

The problem is that the brass oxidizes and fails to make contact. The motor does not get the signal to stop and then hits the maximum close force limit, reverses direction and now the door has opened back up about the time you head down the street.

Take a piece of 400 or 600 grit wet/dry sandpaper and fold it in half. Place between the contacts, pushing them into firm contact with the sandpaper and slide the sandpaper out. Repeat several times to remove oxidation and brighten the contact area. Do it every new years day and you'll probably never have that problem again.
