Wife made me take down Reloading Equipment

Par for the course. Anyone with an extreme hobby like shooting or racing goes thru this when they sell a place.

Sell it to the wife. The hubby will acquiesce if your house is in good condition.

Where you movin'?

My first assignment was flying C-130s at Little Rock AFB. Even though I grew up in Oregon, I learned how to fly fish for trout on the Little Red River. I also had my first fajitas at a place across the highway from McCain Mall in North Little Rock.
I was at the substation that feeds little rock AFB today checking a few things, right outside the front gate

Agree with Texas. Retired from Randolph AFB in 2010. Wife drug me back to her home in SD. Wish we would have stayed there. I joke that I can move back any time, but I'd be single when I get there.
Decisions, decisions, decisions. . . .
The pheasant hunting in SD has to be way better than in TX....that should be enough to keep you there.

The change looks great! I liked the before pic, but reloaders are few and far between in the housing market. Too many buyers might have been “offended”!!
Put up some Biden posters! It might sell faster!?! o_O
I still suggest you come look in Kerrville. Lots of 2500 square foot houses for sale with 5+ acres for around $350K!
You too could have a view like this!...and lots of friendly Republicans around!
Whats the property taxes like, everything ive read says 1.8-2.0 % of whatever you buy your property for depending on county.
Seems like same problem Montana experiencing alot of California, Washington and Texans moving here supposably in that order hope they leave there ways were they came from.

The room looks nice both ways. As neat as you keep your reloading stuff it should be easy to move and keep it organized.

I'm glad your stay in Arkansas left you with some good memories. Feel free to come back anytime you can. Thank You for your Service!

Definitely a smart wife. In this day and age, if a buyer is a shooter / reloader, they will see the potential, but if they are not into shooting, having it set up that way could cost you a sale.

I had a client who had a wall full of heads. He didn't even shoot them, just bought them at antique shops and yard sales and I told him to loose them before we put his $3.0 million home on the market. Was good that we did.

That’s about right. It’s offset by no income tax. There is an 8% sales tax but I’m old and don’t buy much except food.

Our real estate agent called it "de-accessorizing" our home when we sold it in 2015. We painted every room the same neutral color and left only a few pieces of furniture in each room with almost no pictures on the freshly painted walls. Looked pretty sterile and empty for my taste but we did sell to the first couple that looked at it less than 24 hours after the home was listed so she definitely knew what she was talking about.

Friends of ours had a big colonial style house on 16 acres bordered by about 600 acres of no hunting private land ( deer hunting paradise).
Anyway they were told/asked by the realtor to declutter the house, she was insulted and would not hire her, hired someone else. house stayed on the market for 4 years, and price went from $675k down to $379k before it sold.
My next door neighbor whose house was never cluttered went on the online market on a Thursday morning and was sold that afternoon for $4k more than asking price.
So I think your wife may be on to something.

They also will sell faster if you haven't already moved out.
Ask me how I learned that one.

Put a pie in the oven before every showing so the house smells like home!
I spent 3 years as a Real Estate Sales “person”. My father advised me to learn the business from the inside, as part of my career in building. Besides chasing secretaries and learning to watch out for thieving back stabbing Cougars, I learned how to sell a house. Clutter makes a house feel smaller ,messy and distracts the attention of the buyer. Empty houses impart a feel of desperation and attract low bids unless they’re brand new. Pleasant odors help a lot and work on subliminal areas of the brain, hence the pie in the oven. Moldy smelling basements and laundry rooms are a killer. So are messy teenager rooms.

My wife ran me out of the house...so I built my own in the backyard. LOL!

Behind the skinning rack is a small outdoor cooking shack, grills, smokers, flattops, sink, etc. I divided the building into two rooms. The main room has a cheap poker table, fridge, and TV. The small buck on the wall was the first 8 point I killed many years ago when I was in my early teens. The other room is full of reloading stuff.

Now it's happy wife, happy husband, and happy life!
